I recognize that Every Home is a Landmark and that every property and every seller is unique. Therefore each home has unique marketing needs. I will work with you to ensure those needs are understood and met.

APPROACH
I will develop a comprehensive Comparative Market Analysis to determine realistic price and terms for your property. There are many factors that affect the market value of your property. I will help you understand what factors you can and cannot control. It is important to understand all of the elements that affect a property’s value before setting the listing price.

MARKETING VENUES
My marketing plan for each client is specifically designed to meet their unique needs. It incorporates multiple marketing venues, including internet, direct mailing, Broker Tours, Open Houses, and printed ads. When appropriate for very special luxury property, I utilize Colorado Landmark’s exclusive affiliation with Luxury Portfolio™ as well as my affiliattion with FIABCI (International Real Estate Federation) to gain national and international exposure.



The Realtor's Role

Buying and selling real property is a major emotional and financial event in one's life. Your home is a valuable asset and either acquiring it or selling it in a competitive marketplace can be a complicated business. Almost 50% of homebuyers are first introduced to a listing through a Sales Associate. By bringing experience and in depth knowledge of the marketplace to a Buyer or Seller, the realtor is instrumental in bringing about a transaction in the most expedient and satisfactory manner.

For the Seller the agent will:
  • Provide up to date market information with recent sales and current listings to help you establish a realistic asking price, thereby bringing the maximum activity to the listing.
  • List your property in the local MLS systems exposing the listing to every agency and agent within the system.
  • Expose your listing to the large pool of qualified buyers at Colorado Landmark, Realtors.
  • Introduce your listing to Leading Real Estate Companies of the World® and/or Luxury Portfolio™, if appropriate.
  • Pre qualify buyers who are shown the property.
  • Act as mediator during the negotiating process to arrive at the most satisfactory sales price. Advise you on the inspection phase and possible contingencies.
  • Oversee your interests in all aspects of the sale of your property.
For the Buyer the agent will:
  • Analyze your preferences and finances and match them with current inventory.
  • Help you become pre qualified for a mortgage by introducing you to three mortgage brokers.
  • Conduct your home search by showing you neighborhoods and homes that fit your criteria.
  • Provide information, such as comparable sales and active listings, to help you determine an appropriate offer. Act as mediator during the negotiating process to arrive at the most satisfactory purchase price.
  • Advise you on the contract and inspection phases.
  • Oversee your interests in all aspects of the purchase of your property.
